Construction Factoring Requirements: What Documents Subs Need

What Documents Does a Construction Factoring Company Need From a Sub?

The construction factoring requirements for a subcontractor come down to a few core documents, plus a contract review most factors skip. Here is what we actually need to fund you.

Start with the contract. We want the agreement between you and the general contractor, and visibility into the owner behind the job. This is not a formality. Debra Zukonik, our co-founder, has worked in construction credit and contracts since 1988, and her team reads these contracts the way a lawyer would. The goal is to make sure you are not signing terms you cannot handle before you are on the hook for them.

Next, the invoice and proof of completed work. You bill for the phase you finished, and we verify that the work was actually done before we fund it. That verification protects you and everyone below you in the chain.

The Construction Factoring Requirements We Handle for You

Some of the heaviest lifting in construction factoring requirements is work we do on our side, not paperwork you have to chase.

We run the general contractor and the owner through five different credit databases. If you have had payment problems with a particular GC before, we check them before you take the job. That is risk management you get on top of the funding. Most factors cannot offer it, because they do not have the databases or the construction expertise behind them.

We also vet the scope itself. If you are a plumber taking on more plumbing, HVAC, or roofing work, we understand that. If you are a plumber who decided to start building bridges, that is not a deal we are going to fund. We want you performing work you know how to perform.

That is the short version of what it takes to get funded. The exact document list can vary with the job, the GC, and the contract structure, which is why the first step is a conversation, not a form.

If you want to know exactly what your jobs would require, schedule a consultation and we will walk through your specific contracts.
